Dream Hall is a four-story, approximately 26,000 sq. ft. adaptive reuse project in the former JCPenney building, originally constructed in 1960. When our team was brought in, the property had cycled through vacant office use and multiple short-lived restaurant/nightclub concepts, leaving behind a mix of obsolete systems and piecemeal build-outs. Working under a tight budget and a phased schedule, our role was to help determine what could be salvaged, what needed full removal, and where mechanical, electrical, and life-safety systems required repair or replacement. We provided selective demolition, targeted replacement and rehab work, and coordinated build-outs that allowed the program to take shape: a first-floor food hall, mezzanine overflow seating, second-floor private offices, and a lower-level shared prep kitchen and venue space. Each level was delivered to operate as an independent tenant area while sharing core utilities and common circulation, extending the useful life of an aging structure and preparing it for modern mixed-use operations.
