61 S Grove is a full stabilization and mixed-use rebuild of a severely distressed historic building. When our team was brought in, the building had experienced multiple roof failures, active water intrusion, and areas that were at real risk of partial or full collapse. The structure had roughly 14,000 sq. ft. of usable area, and several years of stop-and-go work by previous contractors had left a mix of incomplete and obsolete construction.
Our first task was to walk the building with the engineers and ownership team to determine what could safely remain, what needed to be removed, and how the existing layout could be adjusted to work better for future tenant spaces. That assessment led to a revised plan, including a new second-floor addition that will bring the total rentable area to about 18,000 sq. ft. and create a more efficient layout for ground-floor commercial and upper-level residential use.
Our scope has focused on structural stabilization and preparation for new construction, including:
-Full roof removal and framing prep for the new roof system
-Shoring, bracing, and protection of existing structural elements
-Selective demolition of unsafe or obsolete build-outs
-Coordination with structural engineering, building officials, and inspectors to keep the site safe and compliant during all phases
As the project transitions from stabilization into rebuild, we continue to support layout and installation for new MEP and life-safety systems so the building is ready for future restaurant and apartment build-outs once our portion of the work is complete.
